North Shore Duplex
Zoning regulations in Hawaii can be very difficult to understand and grasp, especially for someone that has never built a home or gone through the process of construction here on the islands. For this mainland based family, this was the case and Homeworks was the answer. They were not looking for a fancy retirement home, or a place to raise their children. They wanted a North Shore Duplex, Built as a Functional Getaway for not only them but whomever may want to vacation on the island.
It was not until coming to Homeworks that they were aware that they could build a Duplex, which came as a great surprise. A duplex is known as a Home that is separated into two apartments that both have their own entrance. In Hawaii, you must be have 7,500 Square Feet for land zoned R-5, you must have 14,000 Square Feet for land zoned R-7.5 and you are not allowed to build a duplex on an R-10 or R-20. Figuring this equation out is based on a property to property basis because there are so many different rules and regulations.
In the end this family was able to work with Homeworks Construction to build a fully functional duplex with two separate entrances, and two fully operating kitchens. We are happy to say that even though this family spent most of the project time on the mainland, through e-mails and phone communications we were able to nail down a design and build their new duplex with expertise and efficiency!
