One of the first and most important terms to know when it comes to hiring for a new home construction project on Oahu is general contractor, often abbreviated to (GC). The general contractor is responsible for overseeing the entire construction project. They manage subcontractors, more on that below, and ensure the project stays within your budget and on schedule. Hire a licensed General Contractor only. One term critical to the overall build is blueprint. Detailed architectural and engineering drawings outline the design, dimensions, and specifications of the new home. Not every blueprint is the same. A contractor will develop a blueprint for the actual construction process based on the design. These plans are incredibly important and are literally the foundation for your new home. 

Understand that Permitting is a contract term that you should recognize before you begin with any contractor. Like types of contractors, there are many kinds of permits. From building permits and electrical permits to plumbing permits and beyond, permitting is the contractor’s responsibility. Make sure this is covered in the contract. Do not ever attempt to skip the permitting process, it can not only be expensive, but dangerous. Finishing materials include flooring, paint, countertops, tiles, and fixtures (like door knobs and cabinet pulls).
